Real Estate in Keystone, CO

A year-round resort with several distinct villages, all within walking distance of the lifts or served by the free shuttle — and, since 2024, its own incorporated town.

Keystone has grown and improved over the years into a major destination resort. There are several distinct areas within the resort with different aspects and ages, all either within walking distance of the lifts or served by the free shuttle to the slopes. Keystone offers excellent year-round activities, and its smaller, resort-oriented villages have a different feel from the historic mining towns.

Keystone voters approved incorporation in March 2023 and the Town of Keystone officially came into existence on February 8, 2024. As a newer municipality, it is still building out its own regulations — something buyers should watch.

What you can buy here

  • Resort condos in River Run, Lakeside, and the other villages — many designed for rental programs.
  • Townhomes and single-family homes in neighborhoods around the golf courses and along the Snake River.
  • New construction, including New Seasons at Keystone, featured in our newsletters. See our Keystone new construction coverage.

Some Keystone condo buildings operate with hotel-style front desks and rental pools — great for guests, but important for financing. Read our FAQ on condotels and warrantability before you shop.

Short-term rentals in Keystone

Keystone requires a short-term rental license and has historically had more flexible rules than the other towns, while the new town establishes its own policies. Confirm the current rules for a specific property before you buy; our short-term rental guide is a good starting point.
