Summit County community guide

Real Estate in Dillon, CO

Centrally located on the shore of Lake Dillon and an affordable alternative to the ski-area towns — especially lively in summer around the marina and amphitheater.

Dillon is centrally located to everything Summit County offers and is an affordable alternative to the ski-area towns. The core of town sits right on the edge of Lake Dillon and is especially lively in summer, when locals and visitors enjoy the marina and outdoor activities along the lakeshore.

Dillon Valley, bordered by I-70 and Route 6, is one of the most affordable areas in the county and a common first purchase for locals and investors.

A town that moved

The original town of Dillon sat in the valley where the reservoir is today. Denver Water acquired most of the old townsite for the Dillon Dam project, residents relocated in the late 1950s and early 1960s, and a handful of historic buildings were moved to the new townsite on the hillside above the future shoreline. The reservoir now supplies water to Denver through the Roberts Tunnel.

What you can buy here

  • Lake-view condos and townhomes in and around the town core, many within walking distance of the marina and amphitheater.
  • Condos in Dillon Valley, typically the county's most accessible price points.
  • Single-family homes in surrounding neighborhoods and nearby unincorporated areas.

Short-term rentals in Dillon

Dillon allows short-term rentals with a town license and has historically had fewer caps than Breckenridge or Frisco — but that doesn't equal easy. Condo HOAs frequently dictate what's possible, and paper rights aren't the same as enforceable ones. Check the specific property; see the Town of Dillon STR page and our short-term rental guide.
